What Does a Roof Survey Actually Include?

If you’ve been advised to get a roof survey, one of the first questions is usually what it actually covers. Understanding what’s included helps you know what you’re paying for and what to expect from the report.

A professional roof inspection is designed to assess the condition of the roof and identify any defects, deterioration, or potential issues.

Main Areas Covered in a Roof Survey

A typical roof survey will assess all accessible elements of the roof, including:

  • Tiles or slates and overall roof covering condition
  • Ridge tiles and roof lines
  • Flashings around chimneys and abutments
  • Gutters, downpipes, and drainage points
  • Chimney stacks and visible brickwork
  • Roof windows and penetrations

The aim is to identify any defects that could lead to water ingress, structural issues, or future repair costs.

What About Areas That Can’t Be Reached?

In many cases, parts of the roof cannot be safely accessed using ladders alone. This is where drone inspections are used.

Drone surveys allow high-level areas to be inspected in detail, ensuring nothing is missed while maintaining safety.

What Does the Report Include?

A roof survey report will typically include:

  • Clear explanation of the roof’s condition
  • Photographic evidence of key areas
  • Details of any defects or concerns
  • Recommendations for any required works

Reports are written in plain English so they can be easily understood by homeowners, buyers, and lenders.

Why Not Just Rely on a Homebuyer Report?

Homebuyer reports often include limited roof inspection due to access restrictions. In many cases, the roof is marked as “not inspected” or “assumed satisfactory”.

A dedicated roof survey provides a much clearer and more detailed assessment, particularly if concerns have already been raised.

You can find more information on this on our Pre Purchase Roof Inspections page.
