Commercial Roof Surveys

Commercial roofing systems present a different set of challenges to domestic roofs. Large surface areas, multiple roof coverings, drainage arrangements, plant equipment, rooflights, upstands, and various access points all need to be carefully assessed. A missed defect on a commercial building can lead to significant water ingress, structural damage, or costly emergency repairs — often at exactly the wrong time.

North West Roof Surveys provides detailed commercial roof inspections for office buildings, industrial units, warehouses, retail premises, schools, and factory roofs throughout the North West. Our approach is straightforward: a thorough, independent inspection followed by a clear written report that gives you an accurate picture of the roof’s condition.

What a Commercial Roof Survey Involves

Commercial roofs are most commonly flat or low-pitched, and typically use coverings such as single ply membrane, built-up felt, mastic asphalt, GRP, or metal deck systems. Each has its own failure modes and common defects, and understanding what to look for — and why it matters — is central to producing a report that is actually useful.

During the inspection, we assess:

  • The overall condition of the roof covering
  • Flashings, upstands, and edge details
  • Gutters, outlets, and drainage arrangements
  • Rooflights, plant bases, and service penetrations
  • Joints, seams, and any areas of previous repair
  • Evidence of water ingress, blistering, splitting, or deterioration
  • Any visible concerns relating to the underlying roof structure

The aim is to identify existing defects, establish the likely cause, and give you an honest assessment of what needs attention — whether that is immediate repair, planned maintenance, or simply monitoring over time.

Access and Inspection Methods

Where safe roof access is available, inspections are carried out directly on the roof covering. This allows for close examination of the surface, joints, upstands, drainage details, and any areas of concern. We are experienced in working on commercial roofing systems and can make use of existing Mansafe or fall arrest systems where fitted and suitable.

For buildings where direct access is restricted, unsafe, or impractical, we use drone technology to carry out the survey. High-resolution aerial imagery allows us to inspect large roof areas, difficult-to-reach elevations, and complex roof layouts without the need for scaffolding, cherry pickers, or any disruption to the building or its occupants. Drone footage and still imagery are used directly in the report to illustrate and support our findings.

The Survey Report

Following the inspection, we produce a clear written report covering:

  • A description of the roof construction and covering type
  • Condition of all elements inspected
  • Photographs of defects identified, with annotations where helpful
  • Likely causes of any failures or deterioration noted
  • Recommendations for repair, further investigation, or ongoing maintenance

Reports are written to be straightforward and usable. They are regularly used by property owners, facilities managers, commercial landlords, and purchasers to inform maintenance decisions, support insurance claims, and assist with commercial property transactions.

When a Commercial Roof Survey Is Useful

There are a number of situations where an independent roof survey makes practical sense for a commercial property:

  • Active leaks or water ingress — establishing where the problem is, what is causing it, and what remedial work is required
  • Planned maintenance — understanding the current condition before commissioning repair or renewal work
  • Pre-purchase inspection — getting an accurate picture of roof condition before completing a commercial property transaction
  • Insurance purposes — supporting a claim or providing an independent assessment of storm or weather damage
  • Condition monitoring — periodic inspections as part of a planned maintenance programme
  • Landlord and tenant matters — independent evidence of condition at a given point in time

Independent Advice — No Repair Work

North West Roof Surveys does not carry out roofing repairs or maintenance. This matters because it means our assessments are always genuinely independent — we have no commercial interest in recommending work beyond what is actually necessary. If there is a problem, we will identify it clearly and explain what needs to be done. If the roof is in reasonable condition, we will tell you that too.

For commercial clients, this independence is particularly important when commissioning surveys ahead of maintenance tenders, insurance assessments, or property transactions.
