Party Wall Roof Surveys & Condition Reports

If you live in a terraced or semi-detached property and either you or the adjoining owner is about to install a new roof covering or carry out remedial works, it is often wise to have the roof inspected before and after the work.

This ensures:

  • The work has been completed to a good standard
  • No damage has been caused to your neighbour’s roof
  • Any shared features (such as chimneys or bonding gutters above the party wall) are properly handled

At North West Roof Surveys, we carry out independent roof inspections and can prepare a clear specification for your contractor to follow. This reduces the risk of disputes and provides peace of mind for both property owners.

What is a Party Wall?

A Party Wall is a partition wall that divides two or more properties. The Party Wall will be under shared ownership with your neighbour or neighbours. Some typical examples include the dividing wall between two semi-detached properties, the dividing walls between terraced properties and the dividing wall between one or more different owners’ garages.

If you are planning on carrying out building work that will involve cutting into (e.g. steel joists) or cutting away from (removing a chimney for example) a Party Wall you are required by law to serve a valid Party Wall Notice to all adjoining owners. A loft conversion or chimney removal are two very common examples.

Common examples where a party wall roof survey is valuable:

The installation of a new roof covering

A loft conversion

Chimney removal
