Professional Indemnity Insurance

Why it matters when you commission a roof survey

Most independent roof surveyors in the UK are under no legal obligation to hold professional indemnity insurance. There is no regulatory body requiring it, no mandatory membership that enforces it, and no checks in place to confirm a surveyor carries it before they carry out your inspection.

North West Roof Surveys holds professional indemnity insurance voluntarily. This is a deliberate choice — and one that makes a material difference to the value of the report you receive.

What professional indemnity insurance is

Professional indemnity (PI) insurance protects clients who suffer a financial loss as a result of an error, omission, or negligent act in a professional’s work. In the context of a roof survey, that could mean a defect missed in a report, advice that was incorrect, or an assessment that failed to identify a problem that subsequently caused a financial loss to a buyer, lender, or insurer.

If a claim of this kind is made, PI insurance covers the legal costs of defending it and any compensation that may be awarded. Without it, any claim falls directly on the individual surveyor — and in practice, that often means it falls on no one at all.

Why most independent roof surveyors don’t carry it

PI insurance for surveyors is mandatory for members of the Royal Institution of Chartered Surveyors (RICS). Chartered surveyors must hold a minimum level of cover as a condition of their membership, and that requirement is enforced.

For independent, non-chartered surveyors there is no equivalent requirement. Nothing compels them to hold PI cover, and as a result many do not. This means that if a report they produce turns out to be inaccurate or incomplete, and a client suffers a financial loss as a consequence, there may be no formal means of redress.

What this means for you

When you commission a roof survey from North West Roof Surveys, you are working with an insured professional. Our PI insurance means:

  • Our reports carry the weight of professional accountability
  • If an error in our work causes financial loss, there is a formal means of redress
  • Lenders, insurers, and solicitors can rely on our reports with confidence
  • You are not dependent on the goodwill of an uninsured individual if something goes wrong

This matters particularly for pre-purchase surveys used in mortgage applications, insurance reports relied upon by underwriters, and expert witness reports used in legal proceedings — all areas where the professional standing of the surveyor, and the protections in place around their work, are subject to scrutiny.

Part of a broader commitment to independence

Carrying PI insurance sits alongside the other principle that defines how we work: complete independence. North West Roof Surveys carries out inspections and produces reports only. We do not carry out repair or maintenance work, and we have no commercial relationship with any contractor. This eliminates the conflict of interest that exists when a surveyor also stands to benefit from the work they recommend.

Together, independence and professional indemnity insurance mean that when you receive a report from us, it has been produced without any financial motive other than accuracy — and it is backed by the protections of an insured practice.
