More lenders are now routinely requiring a specialist roof survey for mortgage purposes — particularly on older properties, properties with flat roofs, or where a previous valuation has noted concerns.

Why Has My Mortgage Lender Asked for a Roof Survey?

Mortgage lenders use the property as security for the loan. If the roof is in poor condition, the value and mortgageability of the property may be affected. Lenders may request a roof survey in several circumstances:

  • The property is older and the roof has not been recently replaced
  • The valuer noted the roof condition could not be fully assessed from ground level
  • The property has a flat roof or a mixed construction (part pitched, part flat)
  • There is visible damage, moss coverage, or signs of previous repair
  • The property has spray foam insulation in the roof space
  • The lender’s standard criteria require a roof inspection for properties of a certain age or type

In most cases, the lender wants written confirmation from an independent surveyor that the roof is in a satisfactory condition, or a clear assessment of what work is required and at what cost.

What Does a Mortgage Roof Survey Cover?

What Format Does the Report Take?

Our roof condition reports are written in clear, plain English and structured to meet the requirements of mortgage lenders. The report covers the condition of each element inspected, notes any defects found, and includes recommendations for any remedial work required — with an indication of urgency and approximate cost where appropriate.

Reports are delivered by email as a PDF, typically within 24 hours of invoice payment. If your lender or solicitor requires the report to be addressed to them directly, or in a specific format, let us know when you book and we will accommodate this.

Who Carries Out the Survey?

North West Roof Surveys is fully independent. We carry out inspections and produce reports only — we do not carry out repair or maintenance work and we have no commercial relationship with any roofing contractor. This is important because it means our assessment is completely unbiased. A surveyor who also carries out repairs has a financial interest in what they find; we do not.

We also hold professional indemnity insurance voluntarily. Most independent roof surveyors are not required to carry PI cover and many do not. Will the Report Satisfy My Lender?

Our reports are prepared to the professional standard required by mortgage lenders and are accepted across the industry. However, lenders do occasionally have specific requirements — some ask for the report to reference particular elements, to be signed by a named individual, or to be addressed to the lender directly.

Reports are invoiced on the day of inspection and released by close of business the next working day after payment is received.
